Cash flow
By purchasing properties with existing positive cash flow, we ensure a constant return for our investors as we work to improve the property’s value.

Emerging Markets
At any given time, there are pockets of the United States called emerging markets. These areas are sought by savvy investors because of the prospect for higher returns. Eagle Heart Investments does ongoing in-depth analysis of various cities throughout the United States to identify areas where job growth is on the rise and comprehensive master plans are being executed. We look in these areas to purchase properties at fair prices with the goal of selling in 3-5 years when the property value has increased—giving investors and Eagle Heart Investments a profit on the sale.

Value Play
We look for value plays or value adds in our properties. Characteristics of under-performing properties include poor management, low rents, high vacancies, etc. We analyze potential properties to find areas we can improve to increase the cash flow or lower the expenses. The changes we implement result in increased value of the property.

Preferred Relationships
Much of our work is accomplished by developing preferred relationships with brokers, attorneys, contractors, property managers, and other professionals in emerging markets.  Our emphasis on nurturing preferred relationships affords us the opportunity to access great deals before the public has a chance to see them.  We allow private investors to leverage our relationships and take advantage of the exclusive investments that come our way.
